Proposed ground-up, four-story wood-framed condominium development consisting of 17 residential units over a concrete podium structure providing covered parking. Located near the Missouri River, the design responds to the surrounding neighborhood context while emphasizing generous indoor and outdoor living environments.

Units include 2- and 3-bedroom layouts ranging from approximately 1,500 to 3,000 SF, with an emphasis on natural light, river-oriented views, and private outdoor terraces for each residence.
